If your objective is rent it out for the full 5-7 month term then another option is to list in the MLS with an agent or an MLS flat fee service.

I don't have a ton of free time, but I'd be willing to chat with you for 15-30 minutes, and give you all of the tools, scripts, objections, contracts, etc that you'd need to begin your biz.With that said, I've also done the same for about 20-25 other people over the years, and none of them ever came back to me with a deal.No matter what anyone tells you (mainly gurus, information marketers, etc)... this business is not easy.

$22,536 per year in principle and interest.$4,400 per year in taxes (if the county/city doesn't try to bone you on the new sale down the road)$1,700 per year for insurance$4,500 per year repair/capex (assuming 1% of purchase, could be more)$13,500 minimum return expected (15%, preferably more)For me, only knowing the numbers you provided and never seeing the property's units, I would expect it to rent for at least $3,886/month.

Also, 99% of my tenants have no idea what a hard vs soft pull is so that's never been an objection for me, nor has anybody ever said it hurt their score when I ran their credit.
