Same principles apply for building cash flow and this would give me the ability to get into a home with some substantial equity from the beginning.As we've gone out and purchased SFRs, we've come to really like the newer small homes for maintenance, better rental prospects, higher rents, etc...

I would suggest a Principle + Improvements mortgage to get a good deal on a dated property and have the mortgage company roll in the renovation costs into the mortgage instead of buying a turnkey property for way more.

Now if the mortage is not being paid as a PITI (principle, interest, taxes, and insurance) then the investor can either work an arrangement out for the same debt service company to distribute the payments or maybe pay them own their own if the investor is the party responsible for the taxes.Fyi (side note): I am not an account so please check with your accountant to see how your taxes maybe affected with this strategy but the IRS has a tax code for installment payments.

It also has a good size out building on the property that a few coin operated laundry machines would do great in. she definitely wants to walk out before 15 years, so she would be paying extra principle payments to pay off early.
