Dave Ramsey is great for the masses who cannot control their money (and I took the course), but it will not make you rich, just prevent the typical debt.

I trust this guy, he has amazing access to contractors and vendors (from his previous career) and ideally would like to make this happen, but we would want to structure in a way that is constructive and prevents potential future issues from arising.

I doubt that is the case here.Calling to confirm is a good idea, but even doing something as simple as verifying the senders e-mail address most likely would have prevented this.
