There is nothing wrong with buying and selling or assigning a contract, so long as it is an acceptable practice and is done in a manner that does not violate law.

I know the exclusive is common practice in some areas before an agent lets you get in their car, it also depends on your experience level.....meaning you could just use the listing agent and possibly cut commission a bit but they won't be representing you at all and experience in dealing in that relationship takes additional knowledge. :)

Plus, since no one is an expert, it's good practice for thinking critically rather than just taking the answer as truth.

Might be a good idea for you to know what RE agents do in all of their functions of representing others so that you don't go there.In some areas, wholesalers have enough issues just assigning contracts, much less providing support services to facilitate a RE transaction and getting nailed for RE practice without a license!

The law can easily interpret how you go about it as practicing without a license.
