A Trustee is supposed to act in the best interest of the Estate which seems like this was not the caseAs far as requiring a tenant to pay portions of the rent, you are out of luck there unless that was spelled out and agreed to at the signing of the lease. 

Bedroom sizes are "Chicago style" (aka small) which is the toughest sell of the apartment.It's gotten tons of attention so I am sure it will be leased up without a vacancy.

My tenants work on stuff like this, but the heat exchanger is about the size of 20-40 school busses. 

If it were my property, I would do what I could to have 2 good sized units with 2 bedrooms each.

If it is the unpermitted issue, then you have to determine if the permits can be issued retroactively and if so how much risk you have that you will need to rebuild some portion of the structure.

If that's the case, there may be other heirs/beneficiaries who are entitled to a portion of the money your daughter paid for the property which will make the probate "interesting".
