The bulk of the properties that are above 1.5% (and they come and go) are typically within the Kansas City limits and are usually what I'd call "B-" neighborhoods.Occasionally we have some outside KC in the suburbs, like the one we have right now on East 129 Street in Grandview has a 1.7% R/V ratio ($57,000 turnkey renting for $950/mo).They come and go, especially the ones with higher R/V ratios.Continued success!

For many it does not work (my partner and me might end up as part of that bucket someday, that is yet to be determined), but there are always exceptions to every "rule" (or popular opinion).  

The average rent for like properties  is $1225 per month.My first investment buy and hold was a triplex at 49th and Walnut street in the 19139 zip. 

Comps on the same street are around $155,000 as a conservative number. 

It's neutral, popular, would match the roof, and wouldn't seem like a duplicate home to the next house over. 

They don't seem to be very popular here though.

In our area vinyl wood planks are really popular for rentals. 

HOA's are no different than single family homes that could need a roof replacement, an unknow code violation due to structural/electrical/plumbing issues or a drug dealer that moves accross the street after you acquire the property.

There are other questionable streets in albany as well, use your best judgement, as a whole I think you will find its not nearly as run down as Syracuse.
