I really believe in "pride of ownership" and its impact on vacancy/rents and resale value (both having a well-maintained building with a low Section 1 termite report and pleasant, long-term tenants paying healthy market rents - they come with the building).

I'd like to make it more pleasant and do the extra nice thing but gifts don't seem to fit the relationship.

It's a pleasant, low key opportunity to have a face-to-face with your tenant and just find out how everything is going.Another way to look at it is, as landlords, our tenants are our clients. 

Seems like the place is still liveable, if not pleasant.

I did a lot of reading on getting what you want from others and i have found that in general being pleasant, professional and kind wins the day.

@Bobby Stener I tried to upload a pic because it is hard to imagine how non-problematic it is. that is why I was shocked at the request. its a difference of less than an inch in height that goes from base of stairs to the end of the walkway and is there to assist with rain run off. nothing to fix.

He provided free cable internet, organized community bbq's for his multifamily properties, built community gardens to encourage interaction and handpicked his tenants to make sure it will be a pleasant experience for them to live together.
