hey guys I am not to knowledgeable on what it is that investors look for in investment properties i have the general information but just wanted to see if there was any investors that i can pick there brains.

Would love to pick your amazing minds on where to put my money.a bit of a backstory: I make good money at a job I can tolerate.

I feel like people often try to pick the tool and don't put as much thought into the system beforehand.

Just wanted to pick your brain and others.

Get clear on your goals, pick the strategy that aligns best with your goals and go for it!

Well once you have something picked out if you are not in a super competitive market you can always ask to see the last x months utility bills from the property.  

@Joshua Randall Definitely start out small with whatever niche you pick.

Then we hand pick a few people to send mailers to.Door knocking can be effective especially if you have something of value to discuss i.e. a recently sold, Under Contract or recently listed property nearby.
