So I cannot fathom "virtual" wholesaling.However, I know a guy who does it with a well-established relationship with an inspector (contractor) that sends a standardized report with a full set of photos to him and he makes remote offers.

He did see it my way and for 2k he released the property to be sold.Now that I have a clear passage to ownership, I took the completed package to my title company, borrowed 53k from my private lender and closed the property for 28k.The repairs were actually relatively nominal.

More importantly, using leverage allows you to realize much higher returns vs. not using leverage.So while it's a great to ask about the tax pros and cons, ultimately the difference will be nominal compared to the decrease of your IRR should you aggressively pay down the debt.
