Watch for them moving in pets, relatives, boy friends etc. 

However, in California it is impossible to try to subdivide and to determine who is using how much water especially when some tenants travel for work and others work from home and have pets that they bathe in showers.

Plus, breached contract by having 2 pets and their father move in with them with out prior approval or even notice.

Tenants lying use to be a pet peeve of mine, it is human nature for most people to lie when they are in the wrong, so I adopted the policy of never listening to tenants excuses.

I'm trying to be more pet friendly as this opens up a wider prospect of tenants to choose from.

It needed wiring update, subfloors removed and replaced, new flooring, new bathroom, new kitchen, trash/pet waste/people waste/etc removed.I put $15k into the place and about 500 hours of my time.

I believe a large portion of the retail inventory is going to people who work in Chicago, but want a bigger, nicer place to live with a yard, a garage, their kids, their pets, and a reasonable commute to the city.
