You find out up front if they have any cash or not, vs burning 30-45 days to find it appraises at your listing price, and they don't have the cash to close.Get a VA checklist from one of your trusted lenders and make sure everything in the house meets the checklist. 

So I have the impression it can really change depending on who you ask. it's not 90k. whoever says that doesn't know how to build. we just built a 668 sq ft house and it was more than that without the land and no garage below it. no way it's that low. 

I kept the house for 24 years before selling for about 4x of what I paid. 

I've only done house hacking so far at this point. 

Sell house and buy a cheaper house all cash avoid the current high interest rate.
