Just curious how Covid has impacted prices.Lead times for work have exploded but prices haven't gone up at the same rate.In CincinnatiGeneral labor is probably 40-50/hrPlumbing is 125 And electricians can charge 200+/hrThis represents the cost of everything except materials.

On another thread someone suggested involving my CPA on the front end to ensure that both real and non-real estate assets that are transferred are given appropriate values as this will impact depreciation expense of the real estate assets.

I found an interesting discussion on related topics here: https://www.biggerpockets.com/forums/20/topics/208...Based on the fact that I am still working on the house I live in now and I am working on repairs to a duplex I bought as a rental in the city, it could certainly take me a year or more to complete all the repairs / renovations required on this HUD property since I plan to do everything myself and I'm not a seasoned construction veteran.One thing to mention is I am planning to purchase using cash - no mortgage or financing, not sure if that has an impact on the conversation or not.Our first child was born about 2 months ago, so I'm not really sure what the future holds.
