I will let others chime in that are more up to speed on landlord issues like this.however I can certainly say if that was my tenant and I confirmed that the dogs were left in the heat with no water.. were chained up or abused in any way..

So why bother with someone unproven who is very likely to be a tire-kicker or simply not qualified to close.That is why I recommend that people put together a broker credibility package that establishes you as serious player and sets forth in very great detail what you are looking for, where, what price you are willing to pay, your ability to close, your closing team, the speed at which you are willing to close, whether you have relationships with lenders, other deals you've done before, etc.But you do not send this to a broker until you have already gotten a warm introduction from someone you both know.
