That's not a bad thing if you buy at the downturn, but it's not a desirable position to be in if you buy at the peak.  

The recent annual study by the Joint Center for Housing Studies at Harvard mentions that single family has now reached 2007 peak prices nationally, though some markets are still below previous peaks.  

The other reason I was looking to avoid the bank initially is bc of the speed of private money over a bank.

So why bother with someone unproven who is very likely to be a tire-kicker or simply not qualified to close.That is why I recommend that people put together a broker credibility package that establishes you as serious player and sets forth in very great detail what you are looking for, where, what price you are willing to pay, your ability to close, your closing team, the speed at which you are willing to close, whether you have relationships with lenders, other deals you've done before, etc.But you do not send this to a broker until you have already gotten a warm introduction from someone you both know.
