I'm in CA where you almost need a permit and pay a fee to breathe, and labor costs and materials are through the roof.

This may be location specific even within the state, but my understanding is that, without cause to evict (non-payment of rent, etc) 90 days notice is required for Section 8 tenants.  90 days sounds like a lot, but the plus side is that it gives the tenants plenty of time to leave peacefully instead of digging their heels in.

I have bought two very old multi family properties in CT and went through the expense of the environmental testing and removal of all materials containing traces of lead and asbestos just for the extra peace of mind and potential up sell when I rent/sell them.

depends on the teams you have on the ground Pm needs to be great  and some sort of guarantee on the construction side does not hurt  5 year warrantee on work done gives me a lot of peace of mind  Cap that with low renovation cost  and I am building my turn key properties so have less surprisees   just a thought
