There is no way I’d touch a 400k beach condo that cash flows $800.

It appears many of the beachfront condos in/around Myrtle Beach are the hotel-style in which all units have the same carpet, furniture, etc.

If you're looking for a part time rental that you could also use for personal stays I would suggest looking towards Ewa Beach, perhaps Iroquois Point, which is reasonably priced and close enough to hospitals in Kapolei to allow for short term rentals to traveling medical professionals. 

Yes, it has never been an issue from anyone to supply this.I stayed at Vrbo in myrtle Beach one time and they asked me for this.

Hopefully I can help, I actually started a meetup 12 months ago, we meet every first Saturday in Palm Beach County FL, and it started by me just wanting to meet people and posting in groups that I’ll be at this coffee shop at this time and 5 people showed up!

You should also check out Madeira and Indian Rocks Beaches. 

Depending on how far you are looking to travel, there is a meetup in Belmar at the Beach Haus Brewery and one in Toms River at Water Street Bar and Grill.
