The paperwork and documents required is definitely more painful than the normal requirements than a conventional loan.

I used to get checks mailed, but that is a pain.

If you lock into a longer bank loan now, that refinance would be more painful, as there would probably be a prepayment penalty.

It is a pain to deal with the potential headache of multiple applicants and open houses, but that 3-4 hours of stress once is way better to me than a year or more of headaches because a bad tenant was chosen.

My professional background is in clinical social work and healthcare administration and, not being familiar with real estate, I was at first skeptical and kept telling myself "maybe one day."

For example we had a Veterinary clinic, who wanted some open space in the back and we could adapt to their needs.Make a list of prospective tenants and market to these select businesses.

Obviously there's no guarantees, but I'm just wondering with all things being equal, what might be the best shot for a successful closing with the least amount of pain.
