He does have a 60 day lease cancellation policy in the event he sells the property so I can kick them out if I need to.

Govmit takes all the time though through land use laws.. properties can get down zoned and you lose value.. or they can get upzoned and you make a win fall.lets just hope and prey this is just a 3 month event.. most if not all landlords are not going to go broke in 3 months of no rent. 

That is a really good idea, I’ll have to start going to more REIA events once this whole virus is over and try to find potential partners.

They are afraid to borrow disaster funds they may never be able to pay back if their businesses don’t rebound.This black swan event hit everyone.

Will be happy to start investing in real estate once it starts offering higher discount than the stock market.I guess most people would have planned for the impending recession (albeit not via a black swan event) based on their personal situation and risk tolerance.

thank you for this perspective. even if in the event that it's totally false it's a good exercise to practice thinking about what one would do if it were real. i was in shock that this was a post on ig getting reposted by people i know, that's why i posted it. 

Plus a few concerts and events. 

If you do have terms/lease language that will be changing just write up a quick addendum to the current lease with the changes as opposed to writing up an entire new lease. 

And always have the work done by a contractor as opposed to DIY.
