@Heather LawlerAs others have suggested - I would look into seeing if there are investment opportunities in Iowa where you live.Usually, states within the midwest offer attractable rate of return/cash flow.

There are not a huge number of rental in my direct area so there might be an opportunity to get some good renters. 

We've been renting in Hoboken for almost 10 years so we're looking to purchase something before the end of the year so time isn't on our side necessarily in terms of being patient to find the ideal opportunity.
