There is plenty of off market inventory with 2 beds getting $2580 and 3 beds getting $3120.

I now own a nice duplex as well I found off market through networking, and fixed up as well that I live in and rent the other side, and my cost of living is now cheaper than it's ever been in my 13 years as a renter/homeowner. 

Finding wholesalers is a strategy (though it doesn't generally pay off unless you get lucky).  

Austin (where I live) has not been attractive for some time now, as the inventory is still overpriced and sellers are slow to adjust pricing - which I understand.Houston on the other hand has numerous areas that are still a value from an investment perspective.

Some of the higher ups must be wanting a "business" trip to Cancun that can be written off.

Additionally, follow up with PM to establish their process for passing off the property to include leases, tenant contact, rent ledgers, inspection reports and the like.

Would I pay the lender off over time?

I am a 21 year old investor based out of Brooklyn, NY w/ two investments properties (payed off mortgage) that I manage and I have been pushing forward and researching and reading and learning as much as I I can about real estate.

When you run a business however, you can write off a lot of materials, equipment, software, etc.. that can help reduce your tax bill.If there is a cheat code to this, I am all ears!! 

This may be your best bet as it lets you hold off on formation, but its important to make the title company and the lender aware ahead of time so they can update title and prepare the loan docs with the correct entity name.
