I saw some in downtown and north county but none of them seem to work well after I crunch the numbers.

Hey Kevin - I'm fairly new to investing, but have had the experience of purchasing a property that was local to me in so cal (local at the time I bought it, but then my wife and I moved up north which was kind of a blessing because it helped us get comfortable with long distance investing).

The house sits on an adjacent  lot to the north in a subdivision. 

Neither the IRA custodian nor the TPA are required to review investments for IRS compliance as that is the IRA trustee's responsibility.

@Phil Grady have you looked in Poughkeepsie or other places north of Ossining?

Hi, @Mark Futalan I have used both Schlage and August and must say Lockstate currently beats all products on the market and is the first smart wifi lock or product for that matter, that got officially promoted and supported by Airbnb and the channel management solution Beds24.I use Lockstate in all our rentals in Germany, Tuscany, and the USA.

I have been house hacking my property for 2 years and I am about to move out and fully rent it.I know this is not a PM recommendation, but Yulee the city 10 miles north of Jax has property that is slightly cheaper, it is 15 minutes from the Kings Bay Naval base, and property value has gone up 20% in the last 6 months.

Aside from the US  I have some experience in the UK and more Israel, but none in Germany.

In expensive parts of north NJ I can build for $120-140 for better quality units.
