Since the property is stabilized with market rents, it would be more appropriate to lower the cap rate as a lot of the risk has been removed from the asset, so this is probably a conservative valuation.

@Rick Albert me personally I don't do dishwashers and for my little experience my units I removed the dishwashers here in Atlanta it's one less thing to fix and I've noticed from my walkthroughs I make it clear there's no dishwasher and no one has an issue with that...

Utility liens will probably stick. beyond that, the liens are against the debtor's assets so, when the asset ceases to be the debtor's, it goes away.Actually yes state income tax liens stick as well but you can have them removed if you demonstrate that the borrower did not receive any proceeds (overages) from the sale.
