I would be looking to buy it. 4-plex in Howell Asking $199kabout 3300 square feettotal monthly rent of about $2,600water and gas paid by owner, electric paid by tenants ($$$$ unknown)taxes are about $5,500estimate insurance to be $1,200 I'd be putting down 25% @ 4.875%, 30 year fixed.

If you get a cheap used car expect to set aside money for maintenance, if you get a nicer used car you're going to have considerably less than the 20k from selling you vette.I'd look to see what it costs you on insurance/gas per mo and then compare that to the replacement car.

They suggested I turn off the gas main that leads to the fireplace until the crack can be repaired.I'll ask the management company to send a repair person to turn off a gas line that leads to the fireplace.I'll also request that the repair person verify if the tenant is still at the property.In addition, I've asked the management company to send a letter requesting the tenant pay rent immediately and if they are not able to do so, they should contact the office asap.As you can see, I need to find a better management company who'll work with me, not nickle and dime me.
