I would be able to do the same thing under residential, however the value of the properties has nothing to do with the cash flow, and everything to do with how much comparables are selling for in the area.

I would have PM take pictures of the 'dirty' house and compare them to pics of house when tenant moved in (or purchased if this is first tenant).

You have to compare size, condition, specific neighborhood and street, to get an idea if it's a good deal.

Just to add to the above, comparing the income statement to the budget can tell you very quickly if the association is financially on track YTD.
