When I got older and started seeing people with even more severe disabilities limited to minimal work and life experiences (like needing a care taker and the biggest "position" they can strive for is cleaning tables at the local mall) I quickly realized how lucky I still am. 

There current rents are definitely below market value, so I do believe there is some wiggle room there with minimal improvements to the property needed.

At some point you need to figure if it's worth to have individual septics or waste water plant.. 

I jumped into wholsaling and found enough success in it to quit my W2.I lead a minimal lifestyle.

You may consider using minimal equity from the existing home to finance the same scenario that worked well for you on this one, get in early on a choice lot to a $350k new build sfh community.

Without that you would be wasting your money on setting up the fund.
