@Joey AllisonYou could pace yourself and maybe start with a property that has the highest equity and move that property into a disposition phase in your portfolio.

(I can refinance sooner than 6 mo but only for the payoff amount.)Our strategy was to refinance within about 3 months and use the cash out (the difference between what we owe and about 75% LTV) to put into our next property and keep acquiring at a decent pace.

And the IRS could very well look closely at the entity change to attempt to find the economic advantage you were trying to get (not that you were but hey, it's the IRS and paranoia is their middle name)It would be better to complete the 1031 and then refinance afterward.

Last summer I did pay a 125k assignment fee for a 90 lot subdivision here in Oregon that closed on in December.. but that middle man spent 2.5 years on it.. getting it brought into the urban growth boundry and master planning it the whole thing was 159 units of which Lennar bought 69 and I bought the 90.
