Some will want more security and consistency in their returns (i.e., lender), while others will be happy to take more risk for a potentially greater return (i.e., equity partner).One who puts in $300k shouldn't get an 8% return based on net profit if a guy putting $25k gets the same return.

If it's been 3 days since you contacted the first applicants and they haven't gotten back to you in more than 72 hours, I would feel perfectly comfortable moving on.I'd leave the first applicants a nice message letting them know you assumed they weren't interested any longer and that you'll be finding other tenants, just so there is no confusion.

. - If you do get one flip where the profit was $500 per hour simply because you spent less time, but the net profit was say $20k, unless you can consistently replicate that every single work week hour, it does not matter.I have spent only 2 months (includes time from acquisition date to sold date) on a flip and made $35k, but have spent 6 months and made $220k.
