It would be great to know what the liability exposure and obligations are for displacement, damage, medical, miscellaneous up to including death.  

No need to alarm him.As @Fred Heller stated, " So Ian, is it YOUR medical training or is it a "ability" you have since birth that allows you to "sight" determine disabilities?"  

They are bad debt if you dropped out of medical school after one year to become a writer.

I want to add that there will be several out there who will not realize through "many" types of one time considerations; such a medical influences, ect.

If it is for medical reasons that could be tough.

I also have some medical issues so I do my own landscaping - it's a form of physical therapy for me and my tenants like the new flowers that sporadically show up.  

I'm not a human doctor but I am a veterinarian, so I have a pretty good knowledge of the medical field and parasite issues :)The tenant should be examined by their own doctor......

However, like someone else pointed out, great tenants can certainly come across large unexpected financial issues....like a medical bill or some other act of God that they aren't monetarily prepared for.
