It's easy to get the owner's name (go to city hall) and with their name you will likely find their contact information/a social media page online.

After all, the number of people with $3 million to throw at something like this is not as numerous as those who can come with $300K. having worn the owner of a hard money company hat.. which is all these crowdfunders are at the end of the day they are hardmoney lenders. and especially with these crowdfunders as they have a huge amount of social media presence etc. they will do everything they can not to have a client have a loss of principal.. or delay and push off as long as possible .. as this will then get around the internet and it hurts them going forward.. its bad enough having a default or non pay but an actual loss is a tough one for them politically. other wise they would have cut bait LONG ago.. this is not NJ were they have a bunch of deals in foreclosure and were i would NEVER personally be a lender as the foreclosure process is measured in years and your all but guaranteed a loss.. that's why NJ hard money lenders are so expensive compared to other markets.

I like cozy a lot, but can't compare to other online payment methods.One thing I really wish they'd integrate, is a way for landlords to have the option to automatically apply late fees after the grace period (if u have one).

I bought a duplex by the children's museum and got BHB Investments as my management company. one side of the property is rented out for $750, and the other side vacant. right after they took control there was a "large leak" in the kitchen which was right under the $250 amount needed for them to notify me about. no pictures, or any other proof; just a bill. okay..after a few months with no showings I looked up the property on Zillow, and trulia, and there were no pictures on the ad. after a discussion, they added pictures.i also told them to cut the rent to $700.after about a month I checked again, and they never lowered the rent. after a discussion, they lowered it to $700..after almost 5 months I've been trying to get them to list ads in LOCAL places (bulletins, news papers, social media, etc) I don't mind lowering the rent a bit more, but I feel like I'm lowering the rent because they are just to lazy to do any real work??

They have to trust you as a person with morals and integrity, and you as a real estate investor who knows what you're doing (because intention isn't enough).
