A property manager analyzed comps and it appears that the condo would lose ~$150/mo, before repairs. 

I use Stessa and see they have some informational materials about cost segregation, but so far haven't seen anything about reputable software tools to help investors like myself.   

If I can manage to obtain a decent unit for 90k or below I feel like I could make out well.
