I also believe, but cannot yet prove that Spark has earned remuneration for putting together the group of investors in that if they are buying a $50,000 share from a promoter they remit some amount less than that and receive the full share giving them a "share" of the LLC they created to hold everyone's funds.

If you need to take a loan to get money for a downpayment, you probably should not be buying the property.

Buy adding additional storage, maybe this could increase rents while cleaning up the property.

A good piece of advice is to hold on to all your good stuff and transfer any marginal or questionable stuff into better stuff. 

Will they charge for inspections, how soon do you have to give notice in the event you want to cancel and what would the buy out look like for the contract?

@Corbin Grimes  I've got a spreadsheet I built to analyze flips and buy and hold. 

Looks like might not be great as a straight-up investment, but if you need a home for yourself and the price is right, why not buy this place you like?
