I plan to send letter to these people because they are motivated to sell because they either don't want the land or they cant afford it and I will offer to pay their taxes and give them some cash for the property because they will loose if it they don't pay anyway.

I guess I did use the term "solid" a bit loosely.

Loose" asbestos usually consists of old HVAC duct seam tape.

Another thing to consider is how much do you stand to loose in regards to how much equity do you hold versus leverage?

I hear this on BP often and think what many fail to account for is that when/if prices do contract will you be prepared mentally to buy something that is percieved to be loosing value? 

Hello,I've been loosely following the real estate market in Gainesville, FL for the 6 months or so. 

The folks that patronize these places are smart young top performers at their respective jobs getting paid big bucks aka the dinksGot to find some comps of residential nice stuff, in the early days it was really hard, once we got enough comps moved in in the early 1990's, then all hell broke loose, then there were tear downs everywhere.  

Your focus on locales, various price points, and the tightness/looseness of the monetary supply have been a paradigm shift for me and given me a LOT to think about!

maybe her child is bad in school.. and wants to move to a new school district or maybe she is loosing her ex child support to pay her rent and is too expensive for her.
