Tenant turnover is the largest expense for a landlord.

Handyman filled with an insulation strip and drilled one ugly piece of wood to cover the largest gap on the top, and called it good.  

Area is great for young professionals/ college students right next to the second largest research park in America and a university is less than a 5 minute drive away.

I’ve already gotten 3 messages to view the unit in only a few hours so people are still looking and moving during the pandemic, but my largest and most expensive unit has been sitting vacant longer than it presumably would have, pandemic or not. 

For that reason, on both rentals and flips, it's important to apply colors that would appeal (or at least not offend) the largest group of people.

I have trained myself to not think so much about what I want, but what would the largest number of potential tenants want.
