There was a massive influx of SFR renters who used to own homes and weren’t going back to apartments and and even larger decrease in supply.

Larger Down payment- My lender did advise if all units are rent occupied my down payment will go from 3% minimum to 20% minimum leaving less money in my pockets.

Instead, they base their qualifications on the following: a larger down payment, cash flow of the property and your credit score.

I walked into a large real estate owners office once right before thanksgiving.. this guy owned about 200 SFR's in Portland value then probably 150k a door  this was mid 90s today easy 350 to 400k a door..

This person could take a larger portion of the cash flow.

They have been more conservative than the larger banks.

The rental portfolio, as a whole, is much larger than primary residence though.

Donr know anything about investing in larger things than 1-4 or commercial financing or anything-- But looking to expand my horizons and looking for like minded folks preferably locals but  obviously not necessarily.

I had one getting into my tenant's dog's food one time - make sure she keeps the cat food in a bin or something.
