Awesome job you can't even see it but the floor  it was only about 2 feet.I have something like this joint in my house where two floors butt up against each other and they are oak but the location it is very noticeable so you might find it detracts from your  reno.

HI @Jason McKee, I do not use separate accounts for my properties, but rather use a joint account for them and track income and expenses on a property-by-property basis.I find it useful to use a credit card dedicated to real estate and one for other business.

You can go the JV (joint venture) route or passively invest in syndications and leverage the operators' knowledge of the market and their network.Explore some online meetups in the markets you are interested in, and you can locate some boots-on-the-ground JV partners.

Could also be unsafe is one of the potential tenants unlock the windows/backdoor while inside and come back later and strip the joint.2.

What about joists incorrectly installed, floors that weren't leveled correctly, flashing installed incorrectly, electric panel boxes that are faulty, driveways installed without expansion joints (I bought a house that had a foundation that was shifted the first summer because of the driveway expanding. 

If your sewer line has old clay pipes you might find roots creeping in at some of the joints, so a camera scope would see this and  hydrojetting the line would clean the roots out.  

In order for both to qualify they must file a joint return.
