I'm not purchasing this property at a discount so I want to make sure it's worth it.

Ten years ago I tried a property management company fired them within months.

Especially want to know how to analyze the downside when the property is vacant . 

If you are going to pay anyone to learn, you should ask someone who has experience in the market that you want to invest in to teach you in exchange for equity in the properties you will buy as a partnership.
