Getting a lease from a stranger on this forum is a terrible idea because you don't know if they are a trust-worthy, honest, experienced Landlord or if they're just passing you something they found for free on the internet.

I think the best way to get started is by doing what you’re already doing which is utilizing the internet and then just jumping in.

Internet research, spreadsheets and data analytics certainly have their place, but there is no substitute for the mental/time equity of thoroughly interviewing and vetting investor-friendly realtors, property managers and contractors. 

My goal is to buy 3 to 5 properties per year concentrating on Cash Flow with 1% rent to purchase price ration.

These are actual cable channels, but stream over the internet.

Offer incentives (move in special, internet included, half off for first two months, etc) or reduce the monthly rent.

No reason not to automate or organize things using coding and the powers of the internet.

That'll consist mostly of cold calling, door knocking, internet leads, social media marketing, open houses, etc.
