@Jamie O'Connell With a loan amount that small, you might want to reach out to one of your local banks/credit unions and ask them to do the loan for you without regards to your W-2Every institution has different underwriting requirements so it may take a little bit of leg work before you find someone.

This may be the best route depending on your situation but keep in mind that institutions are tightening up on HELOCs (and LOCs in general) - Depending on your comfort level with swinging a hammer, maybe you could put some sweat equity into the construction to save on costs and get the project moving along and potentially finish it at not too much of a time lag (or buy your handyman buddies a 12-pack and/or pizza, they might be happy to help you out, true story of how I did my first rehab project)

As far as liability, any investor and I will venture to say EVERY investor on this site that borrows from a commercial lending institution whether it be through an LLC or an S-Corp. is going to be personally liable for the debt of the entity.
