There is one office building on the land that has around 8 offices with break rooms, bathrooms, kitchens, etc.The land and office space is mostly rented out and it brings in $10,200 in net rents per month ($11,600 income and $1,400 in expenses).

At current construction costs (by the way, I hire a small Amish company to do the construction and buy materials from another Amish company, and have an inexpensive electrician - so my costs are pretty low in comparison to others), you will likely be able to buy at a cheaper SF rate than building.

Or it could be that the superior quality and location of the lower-producing property simply merits the lower ROI or ROE -- which, if you analyze it, is not exactly horrible.Let's say the 1% income property chews up half its rent in expenses as many here will tell you it will.

Combined with a full time job, this should leave you with an inexpensive place to live and a paid off property.If you want to move onto another property, sell the last unit and use that cash as a down payment on another place.
