I can think of directly investing in buy and hold SFR or MF and Apartments, fix and flip, Syndications, Air BNB/short-term rentals, mobile homes/mobile home parks.

If the owner is getting paid by direct deposit there is information to trace.

Goign to the free seminar, then the 1k seminar and then eventually paying the 20k for the "membership" focused my wife and I and pushed us in the REI direction. 

You can hide your name and phone number on the Zillow listings, but when you get an inquiry Zillow tells you that you can “reply directly from this email” to respond.
