Which is to say, like @Matthew Crivelli, you're going to have a hard time getting a loan with bad credit.Now, some DSCR lenders don't require super high credit, but most want to see upper 600s.

A couple of facts: a) Not planning to sell it anytime before 5 or 10 yearsb) Planning to refinance it next year or so, after the renovations are overc) Planning to use the unit with backyard as short term rental- General contractor gave me a very high number.

In short, if you are coming into the real estate business in 2023 you need to realize you are catching the market in the high / expensive part of its cycle.
