Option 2: Maybe suggest he take out an equity loan (to pay for his immediate need to move and fix up the other house) and give you a 3 year lease option (with below the market rent with the option for you to sub-let) with the purchase price being closer to the price he wants?

hi vanna h. you need to read my post a little closer. i said there were 18 different species of BLACK mold, not just mold. toxicity can come in many different forms, yes. the degree of reaction to it is, of course, directly related to the person that comes in contact with the mold, be it breathing it in or touching it. some people with asthma can be more greatly affected by it than someone without asthma, of course. what i am saying in my post is that the black mold species that is most dangerous will show itself within 48 hours after the effected area is created. so, in this case, if black mold, ( the dangerous kind) has not shown up in 3 weeks, chances are it will not. can other species of mold form in this case???
Gerrit Stukkie Lease Option to Flip?
19 October 2015 | 3 replies
My current situation, there are some houses in my neighborhood that I'm certain would need little work (I haven't been in them, but they are circa 2000 and cookie cutter like mine). There is the potential, assuming a low enough offer is accepted to make $30k+ (hopefully closer to 50k), and if needed to be rented, would cashflow. The downside that I think I see is that we are going into the winter months, and it is mostly a live-in homeowner type of neighborhood, so there could be a couple months of hold before it gets flipped/rented.Thanks in advance!
Account Closed Moving to Athens and getting a feel for the market

Also, there is industry all around Athens including a Pepsi plant and caterpillar plant ( meaning there are blue-collar workers moving here and they either buy or rent) and because of the movie business boom in Atlanta we are getting a lot of people moving back to Athens because they are being priced out of homes closer to Atlanta.
John Lindemann Can I bypass the sellers realtor?
17 October 2015 | 15 replies
. - I wouldn't call it lowball...if the house is $150k, market value is closer to $135k and I offer 10% under market then my offer would be 121.5k which could look offensive or ridiculous without some discussion around how I arrived at my value.
Account Closed Memphis Vacant Property Registry
19 October 2015 | 34 replies
This registration helps the police monitor vacant properties and, I believe, helps pay for the city to cut the grass so it doesn't show up on the tax bill (don't quote me on that).
