You’ll need to look up how many days of grace the tenant has (they may not be required to pay by the 3rd no matter what the lease says.) and then it will say what notices you have to post and how.

If I am understanding your post correctly, are you looking more for a long term appreciation play? 

Thanks for posting - good data.One thing we have seen is that rents are dropping in Richmond but the surrounding suburbs and semi-rural areas have seen rent increases!
