I’m a beginner in the real estate world, freshly out of college, so I don’t have a job history.

As I said, we just went through this so it is fresh in my head.  

We feel like we are getting ready to start fresh ourselves as we just got rid of all of our tenants from when we didn't know anything about managing.

My local hardware store will rekey them for me for $5 per lock, and if I need a fresh key will provide that too.

As a fresh licensee, I am just looking to gain as much knowledge as possible as it pertains to using the MLS, Marketing, and other key skills that will support the growth of my business.

I adjusted my price down $50 to try and encourage fresh leads. 

Many big players have attorneys on staff, on retainer, or both.What you're attempting to do is to transfer the risk of legal time for filing, law and motion, discovery, negotiation, appearances, any court sanctions, etc. on to the legal firm. 

That being said, I've been rehabbing one unit at a time while I let my tenant lease expire then I move into their unit and rent out the fresh one.
