I learned an expensive lesson.

These lumber producing companies were trying to ramp production up while creating a safe work place because of COVID-19 and for some employees it made sense to stay at home because of safety reasons and/or unemployment benefits.

A normal FHA purchase means the property has to meet all health and safety code violations.

Whichever way this one turns out, it will teach you some great lessons

At the moment you can only terminate a rental lease (even month to month leases) for health and safety reasons.  

Put in new roof, HVAC system, fixed, replaced parts, and refinished all of the hardwood floors, new kitchen. all of it, down to the non-existent 2 x 4s (historic fire in the kitchen, walls were cardboard and rolled paper in lots of places, new hickory cabinets, fixed falling in ceiling/roof for breakfast room, fixed foundation issues, new subfloor in living room, dining room, new stairs. 

Be sure to screen properly and use this as a lesson to improve your systems.

Then it happened again when the city tested the fire hydrants and left one running & it flooded the basements again.

I see people all the time talk about chasing the fire within and that's what I'm trying to do but don't quite know where to get started in an industry I don't have much formal training in.
