I encourage you to do plenty of research to make sure you are getting the best deal, but be wary of anyone who does not pull credit, offers no paperwork or asks for a ridiculous amount of money up front.

That's why you restrict the loan to commercial, have a call feature, a due on sale clause and have the borrower acknowledge the use of funds

But I highly encourage talking to a lender as they are always (or good ones are) looking for these programs. 

I would encourage you to look at the sub-markets surrounding the areas you like best.John

They train their tenants that it is OK to disrespect their lease agreement and encourage them to violate the terms of that agreement.If you do not intend to inforce your lease don't bother having one.
