I’ve always paid bigger downstroke so never had to worry about this but I prefer to pay pmi if it makes sense and keep extra cash on hand for other deals.Jason, what COC return are you looking for with this investment?

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!

Because, and I honestly do not intend this to sound rude or anything, but it’s probably because preventing people from just being tossed into the street to starve in December is just a bit more of a pressing issue than your profit margins or extra mortgage.

I added a bedroom, renovated everything, and rented out my 3 extra rooms.The equity has gone up quite a bit between the improvements and the hot market.My plan is to leverage the equity to buy my next property.

Lets say I bought in a strictly cash flow market and brought in and extra 500$ per month on the property meanwhile I am getting very little appreciation on this property.
