There are bad plumbers, car salesmen, lawyers, and waiters, but you don't hate them all because of how the bad ones act (except maybe lawyers...). ;)I would recommend finding a different PM. 

Perhaps if you tell him it was a tax sale they could make an exception and use the Assessed value.

Whitney,I would argue that these horror stories are the exception not the rule.

Maybe it doesn't work here (we know nothing except a couple of figures thrown out) but 30,000 can bring in lots less than that in other investment vehicles.
