If all else fails, try offering a bigger down payment. 

I think the main issue you are going to find is that there is limited inventory there, just like everywhere else.

One side we did and other was just a mess and still rented out and made are money back.

Running the numbers, this one wouldn't make sense unless the price dropped a bunch, to about $500k.A good friend and former colleague (very smart appraiser) once told me that you make money in your own market because you know it better than anyone else.  

Saving 50% or more of each paycheck will help put you in a position of financial strength so you can wholesale or buy your first property or anything else for that matter.

You are correct, I definitely messed up on the insurance estimate.

Also, all my units are master keyed already, and I don't want to mess with that system :)  Agree on the battery life however - I put them on my office 4 year ago, and just changed the battery a few months back for the first time!  

I was thinking at least 15K below asking to account for this issue and the 23-yo roof...still not sure if I want to mess with this though.  

Listening to podcasts is really easy and you can do something else, while listening to them.
