I like the area for a few reasons: The people that live there seem to be solid working class folk with a strong sense of communnity, access to the Parkway is easy,  every store you could possibly need is on Rte 35, the schools seem good, and it's probably an amazing place to live in the summer.Does anyone have experience investing here or have any insight they would be willing to share?

Standing out can be as simple as doing a great job for current clients and incentivizing them to refer you business, either by a temporary discount, rebate or something similar.

Hello all, Can you please refer me to a Newark realtor with investment experience and/or who *mostly* works with investors?

I live north of the metro so it is easy for us to manage our properties out of the cities. 

This is probably the single best strategy, very easy to do and fund, low risk and is setting the foundation for future growth.

My question is this, and I know it'll seem pretty simple and easy I just want to make sure I go about it the right way.My understanding is that I can give them a 30 day notice to vacate.
