Ideally I would like to run credit check on all applicants and pick up the one with strongest job / credit and rental history, is that advisable or should I check in order of first come first serve and return back the application fee of others.Also would love to know your choice of website for credit check / other verifications.Thanks for your time !

My county's web site has an interactive map & when you click on a property the full tax history comes up along with the name & address of the owners.

@Hae-Yuan Chang1) She will need to live in the home in order to do the FHA loan for at least a year. 2) If you are going to use this home as "income" you have to have rented it, and show it on your tax returns for 2 years for it to be taken into consideration for income. 3) I would consider a conventional loan, but if your mom is not going to live there it is going to have to be considered an investment property in which there will come higher required down payments and rates associated with the loan.I would def recommend getting a job asap because you will need to have 2 years of work history in order to be able to qualify for loans more easily.

My opinion is that many potential tenants want to know if you own the property because they know that they have something in their history that my preclude them from being able to rent through a PM company with more stringent rules.I has it happened to me over and over again.
